How to Read Your Home Inspection Report

Once you receive your Inspection Report, it is very important to read through it to make sure you understand exactly what it says so that you can make informed decisions about the property. 

How to Read Your Report

  1. The Inspection Report has (2) Sections:
    1. Summary – The summary highlights major concerns and recommended repairs.
    2. Individual Sections – Includes pictures along with observations, recommendations, equipment age and condition.
      1. Each section of the report (Exterior, Roof, Mechanical) will detail specific findings and observations.
      2. The pictures can provide valuable visual context.
  2. Read the entire report including the summary and each individual section.
    1. Contact us with any questions or clarifications.
  3. Prioritize Major Systems:
    1. Focus on the condition of the: (These area are often the most expensive and critical to address.) 
      1. Roof
      2. Foundation
      3. HVAC
      4. Plumbing
      5. Electrical systems
  4. Once you are clear on all items, review the report with your Real Estate Broker or Attorney.
    1. Your Broker will help negotiate any repairs or price adjustments, especially for major issues.
  5. Repair quotes from reputable qualified contractors can be obtained so you have an idea of repair costs.

Buying a home should be an enjoyable experience, however it’s common to feel overwhelmed by a list of inspection findings. It’s important to remember that most homes, even brand new homes have issues.
